Cosa fanno le app

Mortgage Calculator calcola la rata del tuo mutuo e ti mostra che cosa c'è dietro quel numero: quanto paghi di capitale, quanto di interessi, come cambia rata dopo rata e che cosa succederebbe con un tasso o una durata diversi. Tutti i calcoli avvengono sul dispositivo, anche senza connessione.

Esiste in due versioni, identiche nelle funzioni: Mortgage Calculator (a pagamento, senza alcuna pubblicità) e Mortgage Calculator Light (gratuita, sostenuta dagli annunci). Questa guida vale per entrambe.

La scheda Calcolo

È il punto di partenza. Imposti quattro dati:

  • l'importo del mutuo;
  • la data di inizio — tocca la data per aprire il calendario;
  • il tasso di interesse annuo, con il cursore (passo dello 0,05%);
  • la durata in anni, con il cursore.

La rata mensile si ricalcola all'istante a ogni modifica, insieme al totale rimborsato e al totale interessi. La barra in fondo mostra a colpo d'occhio la proporzione fra capitale (verde) e interessi (arancione) sull'intera durata del mutuo.

Il calcolo usa il metodo francese a rata costante, quello adottato dalla quasi totalità dei mutui: la rata resta uguale per tutta la durata e cambia la sua composizione interna.

La scheda Piano ammort.

È il dettaglio rata per rata. In cima restano sempre visibili il totale interessi, il totale rimborsato e la rata mensile; sotto scorre l'elenco completo delle rate, ciascuna con:

  • il numero della rata e la sua data di scadenza (la prima coincide con la data di inizio);
  • la quota capitale e la quota interessi, con una barra che ne mostra il rapporto;
  • il capitale residuo dopo il pagamento.

Scorrendo verso il basso vedrai la barra virare progressivamente verso il verde: è l'effetto tipico dell'ammortamento francese, dove all'inizio si pagano soprattutto interessi e verso la fine soprattutto capitale.

Esportare il piano

Con il pulsante di condivisione puoi esportare il piano completo in due formati:

  • CSV — per aprirlo in Numbers, Excel o Fogli Google e rielaborarlo. Le date sono in formato ISO (aaaa-mm-gg) e i numeri con il punto decimale, così l'importazione funziona in qualsiasi lingua.
  • PDF — un documento pronto da stampare o inviare, con il logo dell'app, il riepilogo del mutuo in testa e la tabella completa impaginata.

Il file viene creato sul momento e passato al pannello di condivisione di iOS: decidi tu dove salvarlo o a chi mandarlo.

📊La scheda Scenari

Serve a rispondere alla domanda «e se…». Con i due cursori cambi tasso e durata e vedi subito la nuova rata.

Il grafico mostra otto durate a confronto — da 5 a 40 anni — e per ognuna una colonna divisa in due: la parte verde è il capitale, che non cambia mai perché è la somma che hai chiesto in prestito; la parte arancione sono gli interessi, che crescono all'allungarsi della durata. Sopra ogni colonna trovi la rata corrispondente.

È il modo più diretto per vedere il compromesso di fondo di ogni mutuo: allungare la durata abbassa la rata, ma alza il totale degli interessi. La colonna evidenziata è quella della durata che hai scelto.

La scheda App info

Contiene la versione dell'app, una spiegazione sintetica di ogni scheda e le avvertenze. Nella versione Light contiene anche il pulsante Impostazioni privacy per rivedere le scelte sul consenso alla pubblicità.

La pubblicità — solo la versione Light

Mortgage Calculator Light è gratuita grazie agli annunci di Google AdMob: un banner nelle schede Calcolo, Piano ammort. e Scenari e, ogni tanto, un annuncio a schermo intero. Mortgage Calculator non contiene alcuna pubblicità.

Al primo avvio, in Europa, l'app ti chiede le preferenze sul consenso (annunci personalizzati o generici) e non richiede alcun annuncio prima della tua scelta; l'app non chiede mai il tracciamento di Apple. Puoi cambiare idea in ogni momento da App info → Impostazioni privacy. I dettagli sono nell'informativa sulla privacy.

Notifiche

L'app può inviarti qualche notifica occasionale sulle novità. L'autorizzazione viene chiesta al primo avvio; puoi cambiarla quando vuoi da Impostazioni → Notifiche.

?Domande frequenti

  • La rata non compare — serve un importo maggiore di zero: tocca il campo «Importo mutuo» e digitalo.
  • Perché la mia banca mi dà una rata diversa? — le app calcolano la rata pura di capitale e interessi. La rata che ti propone la banca può includere assicurazioni, spese di incasso o imposte, e può usare arrotondamenti diversi.
  • Che tasso devo inserire? — il tasso annuo nominale (TAN) del mutuo, non il TAEG, che comprende anche i costi accessori.
  • L'ultima rata è di importo diverso — è corretto: viene aggiustata di pochi centesimi per azzerare esattamente il capitale residuo.
  • Posso usarla per un mutuo a tasso variabile? — puoi simulare qualsiasi tasso, ma il piano viene calcolato tenendo quel tasso fisso per tutta la durata. Per capire l'effetto di un rialzo, usa la scheda Scenari.
  • Lo spazio del banner è vuoto (solo Light) — capita quando non ci sono annunci disponibili o manca la rete: non è un errore.

Le app sono uno strumento di calcolo e simulazione, non una consulenza finanziaria. I risultati hanno valore indicativo: per un impegno reale fai sempre riferimento ai documenti forniti dal tuo istituto di credito.

What the apps do

Mortgage Calculator works out your monthly mortgage payment and shows what sits behind that number: how much is principal, how much is interest, how it shifts payment after payment, and what would happen with a different rate or term. Everything is calculated on the device, offline included.

It comes in two versions, identical in features: Mortgage Calculator (paid, with no advertising at all) and Mortgage Calculator Light (free, ad-supported). This guide covers both.

The Calculation tab

This is the starting point. You set four things:

  • the mortgage amount;
  • the start date — tap the date to open the calendar;
  • the annual interest rate, with the slider (0.05% steps);
  • the duration in years, with the slider.

The monthly payment recalculates instantly on every change, together with the total repaid and the total interest. The bar at the bottom shows at a glance the split between principal (green) and interest (orange) over the whole term.

The calculation uses the French amortization method with a constant instalment — the one used by almost every mortgage: the payment stays the same throughout, while its internal composition changes.

The Amort. plan tab

This is the payment-by-payment detail. The total interest, total repaid and monthly payment stay pinned at the top; below them the full list scrolls, each row showing:

  • the payment number and its due date (the first one falls on the start date);
  • the principal and interest portions, with a bar showing their ratio;
  • the remaining balance after the payment.

As you scroll down you will see the bar turn progressively greener: that is the hallmark of French amortization, where early payments are mostly interest and later ones mostly principal.

Exporting the plan

The share button exports the complete schedule in two formats:

  • CSV — to open in Numbers, Excel or Google Sheets. Dates are in ISO format (yyyy-mm-dd) and numbers use a decimal point, so the import works in any language.
  • PDF — a document ready to print or send, with the app logo, the mortgage summary at the top and the full paginated table.

The file is created on the spot and handed to the iOS share sheet: you decide where to save it or who to send it to.

📊The Scenarios tab

This one answers the "what if" question. The two sliders change rate and duration, and the new payment appears immediately.

The chart compares eight terms — from 5 to 40 years — each as a column split in two: the green part is the principal, which never changes because it is the sum you borrowed; the orange part is the interest, which grows as the term lengthens. Above each column you find the corresponding payment.

It is the most direct way to see the fundamental trade-off of any mortgage: a longer term lowers the payment but raises the total interest. The highlighted column is the term you selected.

The App info tab

It holds the app version, a short explanation of every tab, and the disclaimer. In the Light version it also holds the Privacy settings button, to review your advertising consent choices.

Advertising — Light version only

Mortgage Calculator Light is free thanks to Google AdMob ads: a banner in the Calculation, Amort. plan and Scenarios tabs and, occasionally, a full-screen ad. Mortgage Calculator contains no advertising.

On first launch, in Europe, the app asks for your consent preferences (personalised or generic ads) and requests no ad before you have chosen; the app never asks for Apple's tracking permission. You can change your mind at any time from App info → Privacy settings. Details are in the privacy policy.

Notifications

The app may send you the occasional notification about what's new. Permission is requested on first launch; you can change it any time in Settings → Notifications.

?Frequently asked questions

  • No payment is shown — an amount greater than zero is required: tap the "Mortgage amount" field and type it in.
  • Why does my bank quote a different payment? — the apps compute the pure principal-and-interest payment. Your bank's instalment may include insurance, collection fees or taxes, and may use different rounding.
  • Which rate should I enter? — the nominal annual rate of the mortgage, not the APR, which also includes ancillary costs.
  • The last payment differs from the others — that is correct: it is adjusted by a few cents so the balance ends exactly at zero.
  • Can I use it for a variable-rate mortgage? — you can simulate any rate, but the plan is computed holding that rate fixed for the whole term. To understand the effect of a rise, use the Scenarios tab.
  • The banner area is empty (Light only) — this happens when no ad is available or the network is down: it is not an error.
